Inn policies
The terms for staying at the inn: booking and cancellation, check-in, the pool, and the house rules that keep the estate quiet for everyone.

General Policies
Only registered, overnight guests of the inn may use the rooms and the property’s facilities, including the pool and hot tub. No extra or unregistered guests are permitted in the rooms or at the pool.
The inn is adults only, all year.
No smoking or vaping inside, on the patios or at the entrances. Tobacco is allowed in the parking lots only, and a $250 room recovery fee applies to a room that has been smoked in.
Please stay out of the vineyard rows and leave the fruit and the vines alone.
Overnight guests must be registered. No outside caterers or entertainers, and no parties in the rooms.
No hot plates, slow cookers or open flames in the rooms or the common areas.
Quiet hours start at 11 pm. The restaurant and wine bar are busy in the evenings, and events can run until 11.
We are not responsible for lost, stolen or damaged personal items.
Treat the house and the grounds with care and be courteous to our staff. We may end a stay without refund if a guest puts other guests, staff or the property at risk.

Cancellation Policy
Cancel 14 days or less before arrival and the stay is charged in full.
Cancel 15 to 29 days before arrival and we refund half.
Cancel within 24 hours of booking, if you booked at least 48 hours ahead, and we refund everything.

Check-In & Check-Out
We take a valid credit card at check-in to pre-authorize taxes, fees and incidentals. We do not store card details.
Check-in begins at 4 pm, Eastern time.
Check-out is 11 am.

Booking Policy
A valid credit card is required to book.
Rates exclude taxes, gratuities and incidental charges unless the rate says otherwise.
By booking, you agree to pay the charges for your stay, including any damage or missing items.
We cannot guarantee a particular combination of rooms, views or floors. If a room becomes unavailable, we will offer the closest substitute.

Dining & Beverage
Breakfast is cooked to order from 8:30 to 10 am and included with every room. The standard menu is included; upgraded dishes and alcoholic drinks are priced separately.
The restaurant and wine bar serve during opening hours. Charges signed to the room are settled at check-out.

Dress Code
In the restaurant and wine bar, casual but presentable.
Going to and from the pool, wear a cover-up or a shirt and shoes inside the house.

In-Room Gatherings
Rooms are for registered guests. Parties, gatherings, outside caterers and entertainment vendors are not permitted.

Smoking Policy
No smoking or vaping inside any building, at the entrances, on the patios or on the pathways.
Tobacco smoking is allowed in the parking lots, away from the entrances.
A room recovery fee of at least $250 applies to any room that has been smoked in.

Pet Policy
We can’t host pets, including emotional support animals, in the rooms or on the grounds.

Common Area Guidelines
The lounges, hallways and the shared patio are for registered inn guests.
Quiet time starts at 11 pm across the common areas, the shared patio and the grounds.
The common areas are not for hair and makeup, wedding-party gatherings or photo sessions.
Please don’t leave personal items in the common areas, and leave the furniture where it is.
No speakers or personal appliances in the common areas.
The refrigerator in your room is for your own items. The ones in the common areas belong to the house.

Housekeeping
Turndown service is included on the first night. Ask at check-in if you would like it nightly.
Towels left on the floor are replaced. Hung towels are replaced after three uses.
Please use the beach towels provided by the pool rather than the bathroom towels.

Your Stay
Special requests are subject to availability and we can’t guarantee them.
If anyone in your party has a medical condition or disability that may affect the stay, call us before you arrive so we can plan for it.
We can’t accept responsibility for circumstances beyond our control, such as severe weather, power outages or road closures.

Pool and hot tub
Open 9 am to 9 pm, May through November, weather permitting. No swimming while the pool is closed.
The pool and hot tub are for registered inn guests.
There is no lifeguard. Swim at your own risk.
Please shower before you swim, and wear proper swimwear.
Food and drink stay on the deck, not in the water. No glass in the pool area.
The pool closes during heavy rain, thunder or lightning.

Pool courtesy
The deck is slippery when wet. Walk.
No swimming under the influence.
Don’t leave valuables unattended by the pool.
Inflatables are fine when the pool is quiet. Ask a member of staff.
Keep it calm: no rough play, and no climbing on the fences or the furniture.
Agreement
By making a booking you are accepting the above policy and all responsibility for any damage or loss caused by yourself or a member of your party. Full payment for any such damage or loss must be paid to the inn owner or manager on demand. If you fail to do so, you will be responsible for meeting any claims subsequently made, together with our own and the other party’s full legal costs, as a result of your actions.
